SPC flooring for Tilal Al Ghaf twin villas: cost, rooms, timeline
Updated 22 October 2026
Which Tilal Al Ghaf homes are twin villas?
On the official Tilal Al Ghaf site, Majid Al Futtaim describes Aura as "a collection of 4 bedroom twin villas or 3 and 4 bedroom townhouses". The other neighbourhoods named in many searches are different home types: Harmony is a collection of 4, 5 and 6 bedroom villas with a garden suite, and Elysian Mansions are bespoke waterfront mansions. This guide is about the Aura Gardens twin villa.
Official twin villa areas
From the Aura Gardens e-brochure by Majid Al Futtaim (4 Bedroom Twin Villa, Type A and Type B + Sky Suite). The brochure states that areas are indicative.
| Level | Area |
|---|---|
| Ground floor | 123.34 m² (1,328 sq ft) |
| First floor | 112.24 m² (1,208 sq ft) |
| Sky Suite | 47.26 m² (509 sq ft) |
| Roof terrace | 34 m² (366 sq ft) |
| Unit area | 283 m² (3,045 sq ft) |
| Total incl. terrace | 317 m² (3,411 sq ft) |
The brochure also mentions a choice of two ground floor layouts, first floor bedrooms all ensuite, and two Sky Suite options (a guest suite with ensuite, or an entertain suite). The unit area includes walls, bathrooms and the staircase, so the floor you actually cover with SPC is smaller. In BestFloor's Aura Gardens case study it was 220 m².
Estimated cost by floored area
These are our estimates: floored area × the per m² ranges in BestFloor's flooring calculator (skirting and 5% VAT included). Stairs are extra and priced individually.
| Floored area (estimate) | 5 mm SPC | 6.5 mm SPC | Herringbone |
|---|---|---|---|
| 180 m² (ground + first floor, fewer rooms) | AED 14,760 to 16,560 | AED 16,560 to 18,360 | AED 18,000 to 20,700 |
| 200 m² | AED 16,400 to 18,400 | AED 18,400 to 20,400 | AED 20,000 to 23,000 |
| 220 m² (as in the case study) | AED 18,040 to 20,240 | AED 20,240 to 22,440 | AED 22,000 to 25,300 |
| 240 m² (incl. Sky Suite) | AED 19,680 to 22,080 | AED 22,080 to 24,480 | AED 24,000 to 27,600 |
For comparison, BestFloor states the real Aura Gardens villa at about AED 18,000 to 25,000 including 5% VAT for 5 mm or 6.5 mm SPC, including full stair cladding, roughly AED 82 to 114 per m².
Rooms: what to floor and what to keep tiled
| Area | In the Aura Gardens case |
|---|---|
| Living areas, bedrooms | SPC |
| Kitchen and maid's room | Same waterproof SPC |
| Stairs | Full stair cladding in matching SPC with nosing, white skirting following the stairs |
| Bathrooms | Left tiled |
| Outdoor garage | Not floored |
See stairs, stair cladding and skirting profiles. The roof terrace is outdoors; BestFloor's heat guide says SPC is an indoor floor and should not go on terraces or uncovered areas.
Laying over the existing tiles
The case study villa was floored directly over the existing tiles after checking levels and soundness. Before you plan the same, run the five checks in our flooring over tiles guide: flatness (max 2 to 3 mm over 2 m, the manufacturer tolerance BestFloor quotes), loose or hollow tiles, grout lines, moisture and door clearance. The floor rises by about the plank thickness (5 mm or 6.5 mm). More on the method: flooring over tiles.
Community approval
We did not find published Tilal Al Ghaf rules for interior flooring works, so check with your community management before booking: whether a permit or NOC is needed, contractor gate registration, allowed working hours and delivery access. Tenants also need the landlord's written permission. BestFloor states it helps with the NOC. Our approval guide has the document checklist.
Humidity and sun
Dubai's average annual humidity is about 59%, peaking at 65% in January and February (Government of Dubai Media Office). SPC planks are waterproof and their core does not absorb moisture, which suits kitchens and maid's rooms. For big glass doors to gardens and terraces, BestFloor recommends blinds or curtains against strong sun, and keeping the AC on at a moderate setting if the villa is empty over summer.
